<p> Major Real Estate firm is currently seeking an AcquisitionsDirector with experience acquiring and developing high-end luxury rental, mixed-use, condominium, and multifamily rental properties.</p><p> RESPONSIBILITIES:</p> Sourcing and identifying potential acquisitions and development opportunities. Prepare financial models, projections, and analyses on prospective property acquisitions or development opportunities including market analysis, lease analysis, budget creation, project scope, return on investment modeling, partner waterfalls, etc. Produce deal evaluations for internal review and participate with principals in meetings to consider potential acquisition and development opportunities. Research market data/demographics including interfacing with brokers to obtain comparable lease and sales information. Produce marketing materials and presentations to prospective investors and lenders. Assist with due diligence and coordinate deal closing activities. Assist in formulating deal structures taking into account legal, financial, real estate, and investor/capital aspects of the transaction. Assist in the preparation of acquisition proposals and offer letters. Assist in preparation of internal presentations. Assist the development team in a variety of activities throughout project life cycles. Analyzing opportunities and risks inherent in specific sectors and markets Creation of valuation analysis, including creation of complex financial models Coordination of internal and external resources to analyze direct investment opportunities Investment related meetings including interfacing with investors Joint Venture level reporting Prepare complex financial analyses including cash flow projections, operating pro formas, valuations, investment returns and sensitivity analyses on prospective property acquisitions or development. Build, update and understand dynamic financial models in both Excel and Argus. Gather and evaluate economic, demographic and real estate market data for input into project-specific deliverables and valuation models. Work on special projects as assigned.<p> The ideal candidate has a Masters degree in addition to 5+ years of experience preferably within a development firm, private equity group, investment bank or institutional real estate fund. The individual will be responsible for sourcing new acquisitions, preparing financial models for underwriting, performing extensive due diligence, preparing pitch books and offering memoranda for investors, joint venture reporting, and presenting proposed and realized transactions to executives, investors, financial institutions, etc.</p><p> Salary is up to 100K</p><p> </p><p> </p>
