<p>~~The work requires self initiated activities to achieve the objectives of the client within the framework of Cockrams working environment to manage a diverse range of projects concurrently.</p><p>1.Interacting with clients as required, de-briefing and interpreting the client needs, and translating their requirements into a workable solution. Providing feedback on client needs to project team members and assisting sub contractors to achieve the design intent.</p><p>2.Managing consultants who are required as part of a project team, including:</p><p>Defining scope of worksAgreeing contractsNegotiating fees</p><p>3.Managing client and consultant meetings, and client approval of progress payments and variations.</p><p>4.Achievement of planned profit margins on each project.</p><p>5.Managing the flow of information throughout the project teams to ensure they are accurately informed as to the status of the project, in order to achieve performance targets.</p><p>6.Ensuring projects remain on target by taking timely remedial action to avoid unplanned/budgeted overruns.</p><p>7.Promote Cockram's professional image and develop new business opportunities with potential/existing clients.</p><p>8.Assist in winning profitable new work by providing construction input into proposal development and estimating.</p><p>9.Seeking out customer feedback, both positive and negative, and providing feedback to the project team.</p><p>10.Oversee administration activities by Building Coordinator/Site Manager such as approval of all sub-contractor progress claims/variations/contractor payments/project cost reporting.</p><p>11.Managing the production of tender documentation and enhancing 'buildability' by determining construction methods to overcome problems in documentation.</p><p>12.Tendering and selecting sub-contractors and developing and negotiating construction packages.</p><p>13.Oversee and report progress and trouble shoot against construction schedules.</p><p>14.Developing and controlling project budgets.</p><p>15.Managing on-site industrial relations in a pro-active and consultative manner to minimize the number of lost time days.</p><p>16.Proactively managing all issues in relation to site occupational health and safety to minimize accidents and lost time.</p><p>17.Drafting and typing general correspondence and e-mail.</p><p>18.Assisting with both technical and personal development of project construction staff, i.e. Site Manager, Foreman and Building Coordinator, through coaching, regular feedback and formal performance reviews.</p><p>19.Planning and prioritizing all work to anticipate backlogs.</p><p>20.Preparing any necessary work flow schedules and monitoring same to enable meeting of reporting deadlines.</p><p>21.Keeping under constant review all duties and practices and recommending and actively participating in developing new and improved methods to meet changing demands.</p><p>22.Coordinate with Owner and Project team to obtain all necessary permits.</p><p>23.Performing each task from inception to conclusion to the highest possible standards.</p><p>24.Informing the Project Manager on the progress of the work on all significant matters relating to or arising from the duties and functions under your control.</p><p>25.Ensuring that you maintain the name and goodwill of the company at all times.</p><p>26.Develop strategies to promote efficient and cost effective work practices and monitor and analyze work practices and cost factors within the project team.</p><p>PROFESSIONAL QUALIFICATIONS</p><p>Tertiary qualified in either a building or engineering discipline is required.</p><p></p><p>EXPERIENCE</p><p>Extensive experience in construction project management on high tech, data center/mission critical or industrial facilities is essential, together with expertise in selecting, managing and negotiating with sub-contractors, and clients and/or their representatives. Solid exposure to sales negotiations and the development of tenders is also required.</p><p>SKILLS AND ATTRIBUTES</p><p>Computer literate with a sound working knowledge of word processing, spreadsheet and a project scheduling package is a requirement. Advanced working knowledge of Cockram 4Cast project management system is essential.</p><p>Experience in using the principles of 'forecast cost at complete'.</p><p>Possessing good written and oral communication skills.</p><p>Ability to work autonomously and under pressure to meet constant deadlines.</p><p>Ability to remain objective and non-reactive when handling emotive issues.</p><p>Well organized, with an ability to prioritize.</p><p>Hands-on team leader, fostering a sense of team building.</p><p>Possessing strong interpersonal and personal skills including:an ability to mange conflictan ability to work and deal with people at different levels and of different culturesa sense of urgencybeing self-motivated and with initiativea sense of humor</p>
