<p>Major Real Estate firm is currently seeking a Director of Property Management to versee their portfolio of properties which consists of Condos, Rentals, Commercial, and Mixed Used Properties. He/She would accomplish objectives by leading, hiring and managing staff; review financial data; organize, assess and recommend strategies to maintain a high level of asset performance.</p><p>Responsibilities:</p> On an annual basis prepare and execute operating budgets. Forecast future capital improvements. On a quarterly basis prepare quarterly reports to ownership on leasing progress, capital project updates, and any other relevant information which affects property performance. On a monthly basis review/analyze monthly financial statements, arrears, budget vs. actual performance, cash flows, and collection. Scrutinize all expense categories such as taxes, utilities, repairs and maintenance, supplies and payroll. On a regular basis review invoices for operating expenses, develop positive tenant/owner relations; handle tenant concerns, complaints, emergencies, evictions and/or lease breaches in a timely and professional manner. Track capital improvements, payments, schedules and deadlines to ensure proper completion. Negotiate, execute, administer and evaluate contracts with vendors. Develop, review and implement preventive maintenance performs and capital improvement plans. Develop, coordinate, and enforcing systems, policies, procedures, and productivity standards. Establish strategic goals by gathering pertinent financial, service and operations information; identifying and evaluating trends and options; choosing a course of action; defining objectives; evaluating outcomes and recommending system improvements. Supervise Property Managers in their day-to-day duties and perform regular property inspections. Organize all property information in an electronic format for quick reference with a hard file back up. Maintain professional and technical knowledge by attending educational workshop through REBNY or other professional publications; establishing personal networks; benchmarking state-of-the-art practices; participating in professional societies. Maintain accurate records on all tenant receivables and transactions. Contribute to team effort by accomplishing related results as needed. Ensure all properties are managed in a violation free manner that reflects a first class establishment.<p>The ideal candidate must have 7+ years related experience.
